What is an AI leasing agent?

An AI leasing agent answers questions about your listings, collects the details of each inquiry, and books tours, using only the information you have approved. Anything sensitive goes to your team. What an AI leasing agent does

The agent uses your approved listing details to answer questions and offer available tour times. It records the conversation and sends anything it cannot safely answer to your team. Your team spends less time checking the inbox and going back and forth on tour times.

It starts with a lead from the listing sites, your own website form, a text or a missed call, or a follow-up falling due. Then it answers from the listing, shares your published criteria, checks current listing availability, and books the tour.

What it needs access to

To do the work, the agent reads listing and unit data, live portfolio availability, your published criteria, and prior contact history. The only things it can change are the inquiry thread, and leasing agent calendars.

We confirm every connection and permitted action before a build is agreed, so nothing on this page is a promise about your software until we have checked it.

What it handles on its own, and when it asks

Within the rules you set, the agent handles acknowledging and answering, sharing approved criteria without deciding eligibility, booking a tour, and sending the application link.

It stops and asks a person about questions about personal or protected characteristics, questions about who lives nearby or belongs there, assistance animal or accessibility, and vouchers, co-signers, corporate leases. Some of those never move to the agent, no matter how long it has been running.

What it should never do

Tell anyone they do not qualify. Your team handles eligibility decisions, exceptions, and sensitive questions. The agent does not approve or reject applicants, and automated checks do not replace human review.

Fair housing comes first

A leasing agent talks to the public, so its limits matter more than its speed. It shares your published criteria without deciding whether anyone qualifies. Questions about personal or protected characteristics, about who lives nearby, and about assistance animals or accessibility go to your team, always.

No agent replaces qualified human review, and Openhour does not guarantee legal compliance. What an agent can do is apply the same approved answers every time and keep a complete record of every conversation.
